A crumbling or leaning chimney stack is a structural risk as well as a source of leaks. We rebuild chimney stacks from the flashing line upward across King's Lynn and the surrounding area, using matched brick and lime mortar where required. All chimney rebuilds include new lead flashing and a weathered cap or pot.

Chimney stacks take more punishment than almost any other part of a building — they're exposed on all sides, subject to temperature extremes and the freeze-thaw cycle that is particularly damaging in Norfolk winters. Over time, the brickwork deteriorates, the mortar joints erode and the stack can begin to lean or lose structural integrity. When that happens, a repoint or minor repair won't cut it — the stack needs to come down to a sound course and be rebuilt.
We dismantle the stack carefully from the top down to the point where the brickwork is solid, usually to just above the flashing line. We then rebuild course by course using brick that matches the existing as closely as possible — important on the period properties common in King's Lynn's older terraces and Victorian streets. We use an appropriate lime or hydraulic lime mortar rather than hard OPC cement, which can trap moisture and accelerate the very damage it's meant to prevent. The rebuild includes new lead flashing dressed into the courses, a new weathered mortar cap and pots re-set in mortar.
Chimney work is inherently high-risk. Loose bricks at height are a serious hazard, and structural movement in a stack is not always obvious from below. Our team works from scaffold erected specifically for the job — no working from a roof ladder on a structural rebuild.
We'll inspect the stack and give you a written quote that breaks down the masonry, materials and lead work separately so you can see exactly what you're paying for. A typical chimney rebuild takes two to four days depending on the height and size of the stack.
A full chimney stack rebuild in King's Lynn, including new lead flashing and pot re-setting, typically costs between £1,500 and £3,500.
